LICENSED PROPERTY MANAGEMENT
 
Property Management services provides real estate owners with professional, licensed expertise in the administration of their rental investments.
 
Property Management services are provided under contract with Valemount Real Estate Ltd.a fully licensed brokerage.  The manager acts as agent for the Owner, to manage and administer the property according to the requirements of the Residential Tenancy Act and the Real Estate Services Act, in the best interest of the Owner.  Tenant care, supervision of maintenance needs, and financial reports of income and expenses are provided as part of your management contract.  We use Tenant Pro computer software to database property management services and financials.
 
We strive to maximize the long-term profitability for rental property investors while maintaining quality housing for our tenants.

Ä   You are protected from possible fraudulent use of your rental income collected by unlicensed property managers.
Ä     Your rental income will be held in a Trust Account on your behalf until disbursements are made to you.
Ä      You can feel secure knowing your real estate investments are being monitored by an experienced manager who is backed by a fully licensed brokerage, in accordance with the laws of the Real Estate Services Act and the province of British Columbia.

Ä  You will receive a clear, monthly statement of your rental's financial activities, with itemized details of all expenditures and income.

Ä        Your tenants will benefit from an experience landlord who will maintain open communication with them about their rights and responsibilities in accordance with the Residential Tenancy Act.

Management Service Costs

Initial Set-Up:

Fee ⇒ $125 flat rate

  • Create the Management Agreement with the owner's approval of terms
  • Complete a detailed Condition Inspection Report & Building Audit
  • Provide owner with suggestions for repair, maintenance and upgrading options
  • Photograph property
  • Ensure appropriate rental property insurance is in place
  • Create database and tracking forms for owner, property, and tenants

Management:

Fee ⇒ 10% of monthly rent collected

  • Rent collections
  • Communication with tenants
  • Pursue remedies for tenancy issues such as legal notices and arbitration
  • Arrange for maintenance and repairs to preserve and/or increase property value and to comply with landlord responsibilities under the Residential Tenancy Act.
  • Periodic interior inspections of property & drive-by inspections of exterior
  • Provide monthly statements to owner of rental income, expenses, and disbursements, and annual financial statement for each property

Complete Tenant Placement Services - for Management Clients:

Fee ⇒ 1/2 one month's rent

  • Arrange for advertising at owner's cost with local newspapers, create vacancy poster for real estate office advertising board, display "For Rent" sign at property, list property on this website
  • Answer inquiries, personally show the property, screen and select tenants
  • Complete Tenancy Agreement forms with the owner's approval of any additional terms and conditions
  • Collect damage deposit and forward to owner
  • Complete move-out & move-in inspections with tenants
  • If a tenant that we place moves within 180 days, the next placement fee will be waived to re-rent property.

Partial Tenant Placement Services - for Management Clients:

For owners who wish to find their own tenants

Fee ⇒ $125 flat rate

  • Coordinate current tenant move-out and new tenant move-in
  • Calculate damage deposit return for current tenant
  • Complete the required Condition Inspection Reports
  • Complete Tenancy Agreements
  • Collect damage deposit and forward to owner

Incidental Management Services:   $40 per hour

  • Arbitration processes
  • Vacancy Inspections, Occupancy reports
  • Rental comparables, photographs, building audits
  • Document serving
